| The Halle Companies, founded by Warren Halle, started in the carpentry contracting business in 1972. As the business grew, Mr. Halle decided to expand into the single family residential housing market. The addition of this activity and the demand for greater quality in this product led to the expansion of his contracting business to include drywall, concrete finishing and painting. As the residential building business flourished, the need for greater control of his land inventory required the company to move into the acquisition and development of land. The Halle Companies have developed over 15,000 residential lots and built several thousand residential homes. | |
| In 1985, Warren Halle purchased his most ambitious venture to date; Kingstowne, a 1,300 acre mixed use development in Fairfax County, Virginia, consisting of land for 5,500 residential units and 2.3 million square feet of commercial and retail space. A meticulously planned and designed project, Kingstowne is the second largest "PUD" in Northern Virginia, outside of Reston. Kingstowne has proven to be an exciting and profitable project for The Halle Companies. Kingstowne's first retail component, Walmart, opened in November of 1995. Phase 1 of the Giant Food Shopping Center and Kohl's Department Store opened for business in 1996. Phase 2 of the Shopping Center, the fast food building was completed in February of 1998 and Phase 3 was completed in November, 1998. The Shopping Center, which is now fully operational consists of approximately 178,000 square feet. In 1996, an additional site was sold to and constructed by Storage USA. |
| The Company is currently developing the Towne Center (within Kingstowne), which consists of approximately 400,000 square feet of retail and over one million square feet of office space. Tenants in the project include Safeway, TJ Maxx, Cost Plus World Market, Homegoods, Virginia ABC, Lazy Boy, Macaroni Grill, Pizzaria Uno, Chipotle Mexican Grill, Domino's Pizza, Panera Bread, Payless Shoes, Famous Footwear, The Avenue, Radio Shack, Community Bank of Northern Virginia, and Mattress Discounters. |

In 1986, the Company developed and built a 24,000 square foot office building to serve as its headquarters in Silver Spring, Maryland. That same year , the Company purchased and renovated Willowbrook Apartments, a 590 unit apartment development in Adephi, Maryland. Willowbrook Apartments were sold in 2001. |
| In 1987, the Company acquired Seven Oaks, an 850 acre mixed use development in Anne Arundel County, Maryland on Route 175 in Odenton across from the main entrance to Fort Meade. Seven Oaks contains approximately 3,500 residential units and a neighborhood shopping center anchored by Weis Supermarket. The Odenton Town Center is approved for 5.5 million square feet of mixed use commercial, retail and residential. Construction is scheduled to begin in 2007. |

Today, the Company continues to develop Kingstowne and Seven Oaks with the programs geared toward developing retail and commercial sites for their own portfolio. The Halle Companies started their first apartment complex construction within Kingstowne in 1989. Completed in 1990, and sold in 2001, Gresham Commons consisted of 132 units and recreational facilities. The Company built an additional 424 unit apartment complex, Sussex Commons, in Kingstowne along with recreational facilities which was completed in 1993. This project was also sold in 2001. Commencing in 1990, The Halle Companies completed construction of two flex office buildings in the Kingstowne development, consisting of 92,000 square feet. Beginning in 1998, the company completed an additional 38,000 square foot flex office building. Also in 1998, a site was sold to the United States Post Office. In 2000, a 24,000 square foot office building was completed in Kingstowne, and in 2001, a 45,000 square foot flex office building was completed and is leased to GSA. Two additional office buildings, consisting of approximately 150,000 square feet and 51,000 square feet were completed in 2003. Tenants include IBM, Pension Benefits Guaranty Corporation, Cubic Defense Corporation and RE/MAX Real Estate. In 2004, development began in the Kingstowne Towne Center on an additional 150,000 square foot office building, a 16 screen 70,000 square foot theater and 20,000 square feet of retail. At Seven Oaks, Cambridge Commons, a 278 unit apartment complex with recreational facilities was built and completed in 1992. This project was sold in 2001. Construction of Saybrooke Commons, a 264 unit apartment complex with recreation facilities, began in 1999 and was completed in 2001. Saybrooke was also sold in 2001. Weis Supermarket was built in the Seven Oaks Shopping Center and opened in 2000. An additional 70,000 square feet of retail was completed in 2002. Beginning in 2001, Halle has meticulously implemented its diversification strategy. The strategy has included the planned disposition of it residential apartment portfolios in the DC metro are. Halle has capitalized on the equity created in its "residential communities" and is systematically executing on value opportunities in the office and industrial arena. The majority of the assets purchased in this portfolio reallocation consist of extremely well placed projects that are being acquired at prices which are below replacement cost. As the company divest its residential portfolio, it began implementing its strategy to move into commercial real estate investment. Some of the companies acquisitions were:

The Company intends to continue actively pursuing its growth into the commercial real estate arena. The Company owns in excess of 3.2 million square feet of office, flex office, warehouse and retail property. The organization continues to operate in a "hands on" manner with the principals and staff actively involved in the development and operations of its properties. The Halle Companies' successful growth and development has been spearheaded by Mr. Halle, with the support of a talented and dedicated team of managers and professionals. In addition to the real estate development and construction divisions, the company has a property management firm, Comar Management, and a real estate brokerage firm, Metropolitan Homes.
